What is the difference between a real estate agent, a Realtor, and a Broker?
A real estate agent has met the licensing state's requirements for education to act as a representative of either a Seller or a Buyer in a real estate transaction. Education requirements include courses like Contract Law, and vary state-by-state. Texas requires 210 classroom hours and rigorous mandatory continuing education for all it's real estate salespeople, more than any other state.
A Realtor has met all of the qualifications required by state law to practice real estate, with the additional designation of membership by the National Association of Realtors. NAR members adhere to strict guidelines of professional ethics in the performance of duties to the public in all aspects of real estate. Realtors must provide their services with the highest of standards.
A Broker is a person who has met state licensing standards to assist people to buy, sell, rent or lease, manage or finance property or property rights. A Texas Broker is required to complete 900 classroom hours and have practiced not less than 2 years as a real estate salesperson.
All real estate salespersons are required to practice under the supervision of a sponsoring broker. A salesperson's license is not active without the sponsorship of an associated broker. This makes for a very good"checks & balances" system, as brokers are held responsible for all acts by his or her salespeople.
